The Part of Their Home That Had Been Left Behind

And with their daughter's 21st birthday approaching, there was another reason to finally do something about it. They wanted somewhere family and friends could comfortably come together, rather than an ageing outdoor area they had simply learned to live with.

This wasn't just about replacing an old deck and putting another roof over it.

They wanted this part of their home to finally feel finished.

Why Finding the Right Builder Had Become Frustrating

Before coming to Emanate & Co., Kim and Michael had already spoken with several builders.

The problem wasn't finding someone who could build something.

It was finding someone who could bring the whole project together.

One contractor could handle the deck. Someone else could build the roof. Then they would need to organise their own electrician, work out the approvals and somehow coordinate everything themselves.

For a busy family, that wasn't what they wanted from a major renovation.

They knew council approval would be required, but they didn't know where to begin and didn't particularly want to become experts in Development Applications just to improve their backyard.

What they were really looking for was one team who could understand what they wanted, develop the design, take care of the approvals and then build the entire outdoor room.

Seeing The Finished Space Before We Built It

One of the biggest questions homeowners have when considering a project of this size is surprisingly simple:

You can choose materials, look at plans and talk about dimensions, but it can still be difficult to picture how everything will come together against your own home.

We created a detailed 3D representation of the proposed outdoor room so they could see the proportions, roof design, flooring and relationship with their existing home.

It meant we weren't asking them to simply trust that it would all work.

They could see where we were heading from the beginning.

Making Every Bit of Floor Space Count

Rather than automatically rebuilding within the footprint of the existing deck, we started by thinking about how Kim and Michael would actually use the finished space.

We extended the deck further into the backyard and brought the right-hand edge into alignment with the side of the house.

Previously, the deck stopped roughly a foot short of the corner, creating an awkward dead area and visually making the structure feel unfinished.

It wasn't a huge change on paper.

But gaining that additional floor space meant the outdoor room could now accommodate different zones rather than trying to squeeze everything into one entertaining area.

There was room for the main outdoor dining setting, more casual areas for relaxing and greater flexibility when family and friends came over.

When we're designing outdoor rooms, we often describe floor space as your real estate.

Sometimes finding an extra half metre in the right place can completely change how comfortably a space works once you add furniture and, more importantly, people.

The One Detail That Changed Everything

One of the words we use a lot when designing outdoor living rooms is flow.

It's difficult to measure.

But you know immediately when it's missing.

No narrow staircase tucked away behind a wall of balustrading.

The home, outdoor room and backyard suddenly felt connected.

That's something we think about on every project because great outdoor living isn't simply about adding beautiful features.

It's about creating a space that naturally draws you outside and makes you want to stay there.

Sometimes that comes from the roof design.

Sometimes it's the layout.

And sometimes it's simply getting the stairs right.

Connecting the Kitchen to Everyone Outside

That same thinking about flow continued back towards the house.

We introduced a gas-strut servery window from the existing kitchen, finished with a dressed hardwood bench.

Again, it wasn't about adding a feature for the sake of having one.

It was about connection.

Someone preparing food or drinks inside could still talk with family and friends outside. Open the window and the existing kitchen immediately became part of the entertaining space.

Together with the redesigned stairs, it helped change the outdoor room from something sitting against the back of the house into something that genuinely connected the inside of the home with the backyard.

Taking the Approval Process Off Their Hands

Before any of this could be built, the new outdoor room required a Development Application through Hornsby Shire Council.

For Kim and Michael, this was exactly the type of process they hadn't wanted to coordinate themselves.

So we handled it.

That included organising the site survey, architectural documentation, Statement of Environmental Effects, NSW Planning Portal lodgement, council liaison, Sydney Water requirements, BASIX, the Construction Certificate and the required certifier inspections.

The Development Application was approved in 56 days.

For Kim and Michael, the important part wasn't learning how all those individual pieces worked.

It was knowing they were being taken care of.

Rather than chasing consultants, trying to interpret council requests or wondering what needed to happen next, they could continue with their lives while we managed the approval process through to construction.

Creating Privacy Without Closing Everything In

Extending the floor area meant the new deck moved closer to the side boundary, so privacy needed to become part of the design.

Rather than waiting for this to become an issue later, we considered it from the beginning.

The solution was custom Merbau hardwood screening using narrower 42mm battens.

Using the same timber species as the deck allowed the screening to feel connected to the wider design, while the narrower battens created a more refined finish than simply constructing a screen from leftover decking boards.

It gave Kim and Michael the privacy they needed without making the new outdoor room feel enclosed.

Finding Useful Space Underneath

The slope of the Normanhurst block also gave us another opportunity.

There was considerable space beneath the elevated deck, but conventional framing with numerous supporting posts could easily have made much of it unusable.

Instead, we designed the subfloor using structural steel framing capable of spanning approximately 5.15 metres.

Apart from providing a strong and durable foundation for the outdoor room above, reducing the number of posts underneath opened up an entirely new area.

Michael could install water tanks beneath the deck while retaining additional storage space that otherwise would have been lost.

It's not necessarily the first thing you notice when looking at the finished project.

But these are often the decisions that make a home work better long after we've finished building it.
