What Our Alfresco Building Clients Say

First class experience. A genuine one stop shop...

First class experience. A genuine one stop shop for outdoor spaces. Concept through design, planning approval and construction, there was a genuine never too hard attitude from the team... And the reason we went with Emanate & Co was really about the fact that we didn't want to be lumbered with the project management side of the job. And we knew that what we're getting from them is peace of mind.

Frequently Asked Questions

Most of our Outdoor Rooms do require approval, but you don't need to get involved. We handle all of this for you, from drafting plans and obtaining reports through to navigating council negotiations.
As part of our initial review process, we will evaluate your project to see if we can gain faster approval through a Private Certifier (PCA) via a Complying Development Certificate (CDC) rather than a standard Development Application (DA). We use a PCA to obtain the Construction Certificate (CC) after the council DA is obtained.
Depending on the approval process and your site access, construction can commence in as little as 6 weeks. The actual build generally takes between 4 to 12 weeks, depending on the complexity of your custom design.
Our fully-managed, premium outdoor living projects typically range from $150,000 to $250,000. This varies depending on the complexity of your design and the specific elements included in your scope of works.
We bring it all together for you. We can seamlessly incorporate stacker doors, outdoor kitchens, and exterior blinds so it is a complete, hassle-free project for you.
You don't need to look this up; we handle it for you as part of our consultation process. A site evaluation is needed to accurately review the slope of the land and bush type to determine your Bushfire Attack Level.
Yes, but specific precautions are essential for compliance. In BAL-12.5 and BAL-19, hardwood decking is often available. For BAL-29, you must use 'bushfire-resisting' timber or non-combustible materials. In BAL-40 and Flame Zone (FZ), no timber is permitted.
Yes, but it depends on your BAL rating. The higher the bushfire risk, the more limited your material selections become. For example, building in a BAL FZ (Flame Zone) means skylights are not permitted, making the initial design phase crucial.
Yes. Our Turnkey Build Execution means we schedule and coordinate our trusted team of electricians, carpenters, painters, and plumbers. You will never have to chase a tradesman.
Our consultation is a deep, immersive working session, not a quick site measure. We invest significant time researching your specific regulatory landscape, mapping council/BAL requirements, and producing photorealistic 3D renders so you know exactly what can be built.
Adrian provides single-point accountability. When you have a question, you speak directly to Adrian—the same person who designed your project, managed your council submission, and is on-site coordinating the trades.
Absolutely. We design outdoor rooms using architectural-style thinking, incorporating features like insulated roofs and opening/closing louvres so the space is cool in summer, dry in the rain, and comfortably heated during winter.
If your design doesn't meet CDC criteria, we manage the entire DA process for you. We handle the documentation, town planner coordination, and council liaison so you don't have to navigate it alone.
No. We are highly recommended by our clients specifically because our trades are respectful of your home. We keep our work sites meticulously tidy and pack up at the end of every day so you can continue living your life.
We don't just finish the build and walk away. We conduct final testing on all electrical, plumbing, and structural work to ensure it is certified and functioning perfectly. You won't have to call us back to fix a problem.
